Over the three months the ended May 12, values inched up just 0.9 percent, according to a July 2012 update to the index.

In comparison, the Green Street?s CPPI shows real estate prices just 5 to 10 percent below their peak during the boom. ?Now they have recovered nearly all of that ground,? said Green Street?s Rothemund. ?We are in this super low interest rate environment. That is super good for property values.?

"Our research explains how these enormous traits get to be so enormous," said Doug Emlen, a professor and evolutionary biologist in UM's Division of Biological Sciences. "People have known for 100 years that the best males produce the biggest structures, but nobody has really understood how. Our work looks under the hood to explain why so many sexually selected structures get so massive."

The researchers discovered when they disturbed the insulin-signaling pathway in Japanese rhinoceros beetles ? big insects that can grow horns two-thirds the length of their bodies ? the horns were far less likely to grow. In fact, horn growth was stunted eight times as much as growth of the wings, or the rest of the body. They interpret this to mean that the exaggerated structures ? the horns ? are more sensitive to signaling through this physiological pathway than are other traits.

"If you have a lot of food, you have a lot of insulin," said Laura Corley Lavine, a Washington State University entomologist and co-principle investigator with Emlen. "You respond to that by making a really giant, exaggerated horn. Then the female can tell she wants to mate with you because you are truthfully advertising your condition."

The researchers injected a cocktail of double-stranded RNA into the beetle larvae to shut down the desired insulin pathway gene. Within 72 hours normal insulin signaling had resumed, but by then horn growth was stunted. Genitalia grew normally despite the shutdown, and the wings and bodies were slightly affected. The horns, however, experienced major changes.

The experiment confirmed what the researchers thought the insulin pathway was doing to the beetles. "We're the first ones to make the link by explicitly tying the insulin pathway to the evolution of these kinds of male weapons," Lavine said. "The discovery of the actual mechanism might now open new avenues of study for how exaggerated traits evolved, their genetic basis and the evolution of animal signals."

"There is a hormone signal secreted by the brain that circulates through the whole animal," Emlen said. "It communicates to the different cells and tissues and essentially tells them how much to grow." Hormone levels reflect the physiological condition of each animal, with high circulating levels in well-fed, dominant individuals and lower levels in poorly fed or less-fit individuals. When tissues are sensitive to these signals, as most tissues are, their final sizes scale with the overall quality and size of the animal. Because of this mechanism, big beetles have larger eyes, legs and wings than smaller beetles.

Emlen said the horns are exquisitely sensitive to these insulin signals ? more sensitive than other structures. Developing horns in big, fit, well-fed males are drenched with the hormone, spurring exaggerated horn growth. On the flip side, a small, less-fit male receive less of the horn-boosting hormone, stunting growth of its weapon.

Emlen said this process explains how horns can range from massive to nonexistent among male beetles of the same species and why the size of such exaggerated, showy traits accurately reflects the overall quality of the males who wield them. He said the results likely are applicable to other species beyond rhinoceros beetles, since additional studies have tied this same physiological pathway to growth of red deer antlers and crab pincer claws.

"Horns and antlers matter," Emlen said. "Animals pay attention to them when they size each other up for battle. And females pay attention to horns or are attracted to males with really big tails. Why? Because only the best of the best can have really big horns or tails."

Business Marketing Strategies: Mass Media Advertising Is Losing ...

When was the last time you completely believed what a marketer told you on mass media platforms like the television, radio, newspaper, or even an email? And if you did believe, did you not spend time researching on the internet for reviews or asking your acquaintances for their opinions before you made any decision to purchase?

Mass media is a relic of the industrial era when companies used largely generic advertising strategies that they hoped would reach their target customers. They had no means of driving their marketing methods to specifically reach their intended targets, so they spread their nets over as wide a market as they could.

Finding qualified sales leads using mass media marketing nowadays is an almost futile effort. Not only is the method of measuring the reach of your marketing strategies extremely difficult and complicated, but the cost of marketing to thousands of people in various places just to reach a handful of potential leads is extremely expensive. Furthermore, those potential leads are not even all verified quality sales leads. So, of the 100 potential leads you get from mass marketing to 100,000 people, you'd be lucky to get 5 qualified sales leads. And because you need more than 5 qualified leads to make your business profitable, you have to spend millions of dollars just so you can market to a hundred thousand more people.

Mass media marketing is a very expensive and inefficient method of finding sales leads. It represents a time of random hard selling and a time when customers blindly followed what was popular among their peers.

This mass advertising is no longer applicable to this generation of clients and consumers who are more knowledgeable, inquisitive, doubtful, and outspoken. With a vast amount of resources at their disposal and easily within their reach, they are no longer susceptible to marketing pitches that are aimed at everyone and no one in particular. Unless you personalize your marketing pitch, your sales leads will not believe that you provide the best solution to their problem when they have hundreds---if not thousands---of other options. The quest for qualified sales leads is further complicated by the emerging desire to become as unique as possible and yet still remain a part of the norm. This has lead to lesser belief in companies marketing to everyone but a distinct distrust of businesses introducing radical new solutions, or rather, the need to verify first from trusted sources any new solution.

Though this poses a unique challenge to marketers, one thing is certain, mass media advertising is slowly losing ground in the business world. Thankfully, the arrival of this technological era has provided marketers with various means of reaching out to their specific target sales leads and enabled them to improve their business relationship on a more personal level. Though most marketing methods are largely met with skepticism, a well-targeted and thoroughly researched marketing plan can become an effective means of lead generation. Even existing (and almost archaic) marketing methods such as email marketing and telemarketing can be repurposed and made to deliver qualified sales and business leads.

Sudden ice melt making Greenland finally live up to its name

Three NASA satellites reveal unprecedented melting over four days over a widespread area in Greenland.

Measurements from three satellites showed that on July 8 (right) about 40 percent of the ice sheet had undergone thawing at or near the surface. In just a few days (July 12), an estimated 97 percent of the ice sheet surface had thawed. The areas classified as ?probable melt? (light pink) correspond to those sites where at least one satellite detected surface melting. The areas classified as ?melt? (dark pink) correspond to sites where two or three satellites detected surface melting.

Even Greenland's coldest place showed melting. Records show that last happened in 1889 and occurs about once every 150 years.

NASA says three satellites saw what it calls unprecedented melting over four days beginning July 8. Most of the thick ice remains. But what was unusual was that the melting occurred over a widespread area.

NASA says the melting area went from 40 percent of the ice sheet to 97 percent. Until now, the most extensive melt seen by satellites in the past 30 years was about 55 percent.

Scientists cannot say yet if the melting is from global warming or natural.

How the major US stock indexes fared on Tuesday

U.S. stocks fell Tuesday on disappointing earnings reports and worries over Europe. The Dow Jones industrial average has had triple-digit point losses for three days in a row. The last time that happened was in September when fears were rife that the U.S. was on the brink of another recession.

The Dow Jones industrial average fell 104.14 points, or 0.8 percent, to 12,617.32.

The Standard & Poor's 500 fell 12.21 points, or 0.9 percent, to 1,338.31.

The Nasdaq composite index fell 27.16 points, or 0.9 percent, 2,862.99.

For the week:

The Dow is down 205.25 points, or 1.6 percent.

The S&P 500 is down 24.35 points, or 1.8 percent.

The Nasdaq is down 62.31, or 2.1 percent

For the year:

The Dow is up 399.76 points, or 3.3 percent.

The S&P 500 is up 80.71 points, or 6.4 percent.

The Nasdaq is up 257.84 points, or 9.9 percent.

In some cultures, people need more private space.

This is attributed to their individualism, and we should respect their habit and appropriately arrange the seat before the meeting. Generally speaking, the westerners require more personal space than the easterners. When two westerners talk to each other, they keep a distance which is considered as aloof by the easterners. Personal space in western countries is emphasized. They may feel nervous and move away when this space is invaded.

 

Business people should try to learn other's culture and respect each other, for neglect or ignorance or even invasion of a given culture may result in trouble or loss or even failure of business.

Ask the Housewife :: Round One

One of my favorite parts of this blogging gig is the conversations that develop in the comments and email. I know that some people aren?t comfortable asking questions unless they?re invited so I gave you the opportunity to ask me anything.

This week I?m going to try to answer them. I figured it was a good way to use my last week of vacation since I?m not really feeling up to following my regular editorial calendar.

Sharon asks:

As?the?mom of two girls, how do you present being healthy and taking care of yourself without?the?fear of being too concerned with it? I know that I fret all?the?time that if I talk too much about food or exercise that I?m dooming my girls to a life of eating disorders but at?the?same time want them to be healthy and fit. ?Any words of wisdom?

Also, and I think your Olay post will do this, but what do you use to take care of your skin?

This is a really important topic, and one that I think a lot of moms with girls struggle with.?As you know, I tend to be more concerned than most about the quality of food we put into our bodies, but I don?t want my kids to develop a obsession about it either. I also don?t want to give them an elitist complex. There is nothing I detest more than people who act like they?re better than everyone else because of their choices.

But I do want them to understand how much our food choices affect our health and well being. I often tell them how I made myself sick by eating poorly for so many years. They still remember me being sick ? especially the older ones. I wish I thought it made n impact, but I?m not sure it does.

Kids?think?they?re invincible, is really the long and the short of it. Everyone does, I think, until they have an experience that proves otherwise. So I try to tell my kids about how I ate and how it affected me, but ultimately they?ll have to figure it out themselves.

My kids do sometimes choose to eat something because they know it is nutritious, but they are all too eager to take any opportunity to eat crap when it?s available. I do my best to keep our home free of too much junk, but I know that they will make their own choices when they?re not under my thumb. I suppose they?ll have to learn the hard way, the same as I did.

My philosophy on such matters is to keep the lines of communication open, to be honest without using scare tactics, but then to give them space to let them make their own choices.

As far as fitness goes, one reason I work out is to set a good example for my kids ? that and it keeps me off depression meds!! LOL. I want them to see that I make fitness a priority. I can tell my 12-year-old son is really proud of me ? keep in mind, I?m not that mom who throws a football or gets in the pool and horses around. So for them to see me getting out there and running and lifting weights really makes an impact.

I?d love to say that I never make off-hand remarks about me feeling fat or whatever, but those things do fly out of my mouth at times. In case you haven?t noticed, I tend to have a bit of flair for the melodrama.

Kids are funny, though. If I do say something like that, invariably someone will pipe up and say, ?Mom. You aren?t fat!!? in the patronizing tone of one who has heard something ridiculous and is totally over it.

So I talk openly with them. I explain that I know I?m not fat, but I feel fat at the moment because I ate crap food and ?I feel bloated and my pants are tight, and I really don?t like feeling this way.?I try to turn my unfortunate remark into a conversation about how what we eat affects how we feel, and I just hope that the message will sink in.

I tend to switch up my skincare?regimen?a lot because I like to try new products, but I have been using Therapon?s Skin Renewal System for a year or so and I really love it. It ?helps that they send it to me for free because I write for them. (They have never asked me to use it or to promote it, but they do keep me supplied and every time someone compliments my skin, I tell them what I use! I guess that is pretty good marketing, huh??)

The Olay product that I tried for the advertorial, I added to my regular skincare routine for several weeks. Unfortunately I left my tube of product in New York when I went up for the photo shoot. I was really hoping to keep using it, and it?s not available in stores just yet. I?m getting to be a woman of a certain age, and I will take all the help I can get fighting fine lines and wrinkles!!

Golf: Ernie Els wins again as Scott collapses

Ernie Els must have believed Lytham owed him an Open Championship, but not even the big South African would have dreamt that the old links would have delivered it to him so dramatically; with one of the biggest chokes in golf's history. Poor, poor Adam Scott The Australian has joined Jean Van de Velde and, dare we whisper it, Scott's hero Greg Norman as the kings of golfing calamity. As natural as it was to feel deep joy for Els, the veteran who many had give up on after 10 barren years, it was easier to feel intense sympathy for Scott.

With four holes to go he was four ahead and 1-50 with the bookies. The inscriber was in full scrape. Four bogeys later, Scott was in total and merciless ignominy. The pain was apparent when he walked off the green, but he quickly composed himself and displayed an upper-lip so tight he would have made an old officer proud. No tears, just cheers for Els. But this will hurt when it sinks in. It simply has to.

As a teenager he had sat in his Queensland home in floods of tears as he watched Norman, his inspiration concede a six-shot lead to Nick Faldo at the 1996 Masters. Yesterday (Sunday) Norman was due to play golf in Scotland in preparation for this week's Senior Open at Turnberry. He cancelled his plans.

"I'm going to watch every shot Adam hits," Norman told FoxSports.

The irony was obvious. Norman would have understood Scott's torment better than anyone and it would be no surprise if he rang his young friend last night. But he would also have sent a message to the Big Easy. Els had finished second here at Lytham in 1996 and then third in 2001. The set is complete; but knowing Els he won't believe his career to be yet. Els has drawn level with Phil Mickelson on four majors, with only Tiger Woods the active player above him in the lists.

In truth, Els looked as startled as everyone else here. Scott had seemed so impervious up to a missed three-footer on the 16th. But Els had closed to within two by then and the tension was enveloping. The fact is Scott didn't have to cope with much pressure up until then as his nearest pursuers had pressed hard on the reverse pedal. Els was the only the only golfer in the overnight top 10 who broke 72.

Tiger Woods suffered his first triple bogey in a major in nine years after unwisely trying to play at the pin from a brutal position in a bunker on the sixth. All week he had employed a bafflingly conservative game plan, but when he needed to apply caution most he went for it. The ball almost hit him as it rebounded off the bunker wall and he was forced to play the next on his knees. Indeed, Lytham had brought him to his knees.

His 73 for a three-under total earned him a share for third with his playing partner Brandt Snedeker. Yet don't expect Woods to be celebrating his best finish in a major since the sex scandal hit or the rise back up to No 2 in the world. There is still something missing from his game, as evidenced by playing the weekend in three over. That was better than he managed at the US Open, but essentially he still flopped.

As did Graeme McDowell. The Northern Irishman's own misery was already absolute by the time he watched playing partner Scott's head fall on the 18th. McDowell was disgusted with himself for a vicious low hook which he lost into the gorse on the 11th. His 75 saw him fall to a share of fifth with Luke Donald.

As a gauge of how difficult the modern pros found this old tight links, the world No 1 was able to jump nine places from a tie for 14th with a one-under 69. Imagine the scale of the task if the proper winds had turned up. It was nothing more than a capricious breeze.

Best not tell that to Scott, however. With Steve Williams, the caddie who "won" 13 majors with Woods, on his bag his nerve seemed rock solid. But when the panic set in, it was excruciating. He flew the 17th green from the centre of the fairway into thick rough. His third bogey in succession and suddenly the scores were level. A four-hole play-off loomed.

No need for one. On the 18th, Scott drove into a fairway bunker with a three-wood. The 32-year-old was forced to chip out sideways, but from the fairway courageously hit his approach to 10 feet. His putt was always wide and instantly the anguish was written all over his face.

For the last 20 minutes, Els had been on the practice putting green, texting family and friends who were congratulating him on his back nine and updating him on Scott's progress. After nine holes, Els was six behind Scott, but on the 10th he started to reel him in. Birdies on the 12th, 14thand then the last. He took his hat off waved to the galleries and threw his ball into the grandstand. Four-under on Lytham's brutal back nine is always worth celebrating. Little did Els realise that had been a victory salute.

And so 10 years after he won his Claret Jug at Muirfield, he gave it a companion. That is as remarkable a statistic as the one which tells us that the last 16 majors have all been won by different players. Another stat will be quoted by the naysayers. Els is the third major-winner from the last four to have used a belly-putter. Despite Els's popularity, the traditionalists will be urging the authorities to act. That should be an argument for another day.

For now we should enjoy one of golf's most heart-warming comeback stories.

Els, for so many years, cut an angry figure which is completely at odds with his engaging personality. He has struggled with injuries, with his putting, with his swing and with his self-belief. No longer.

For two years in a row, The Open has been won by 42-year-olds whose careers were supposedly in the ceremonial stages. Who says this is a young man's game? Probably the same people who were saying this was a boring Open.

Until the last hour, that is. The finale had everything. Agony, ecstasy, but most all dignity. From the loser and the winner.

" First of all, I feel for my buddy Adam," said Els when he picking up the trophy on the 18th green, with Scott at his side. "You're a great friend of mind and you're going to win many of these. You have too much talent." We can only hope he's right.
